Chemical Wash vs Normal Aircond Service: Which Does Your Unit Need?

Introduction

You called a technician, he opened your aircond, sucked his teeth, and said you need a chemical wash. Or you booked a chemical wash and got handed a bill that says your unit actually only needed a normal service.

Both situations are common in Malaysia because most homeowners do not know the difference. Here is the honest breakdown so you can decide before the technician arrives.

What a Normal Aircond Service Includes

A standard service is light maintenance — no disassembly, no chemicals.

Filter and Cover Wash

The plastic dust filter and front cover are removed and rinsed clean. Reinstalled wet but air-dried.

Blower Fan Brush

The technician brushes the visible side of the fan barrel through the front opening. Loose dust comes off, embedded grime does not.

Drain Pipe Check

A quick blow or flush of the condensate drain to confirm water flows out cleanly.

Refrigerant Pressure Reading

Optional in some packages — a gauge reads the gas pressure to confirm the unit still has charge.

Total time: 30 to 45 minutes per unit. Cost: RM60-RM100.

What a Chemical Wash Actually Does

A chemical wash is deep surgery on the aircond. The indoor unit is fully dismantled.

Indoor Unit Dismantled

The cover, filter, swing flap and drain tray are removed. A waterproof bag is hung underneath to catch run-off.

Coil Sprayed With Foaming Chemical

An alkaline or acid-based foam is sprayed across the evaporator coil. It dissolves bacterial slime, oil film and embedded dust.

High-Pressure Rinse

A pump rinses the foam and dislodged grime into the waterproof bag. The runoff is usually black or grey.

Blower Fan Removed and Soaked

This is the part many cheap contractors skip. The cylindrical fan should be removed entirely and soaked separately so every blade is cleaned, not just the front.

Drain Tray Sanitised

The pan that collects condensate is wiped with sanitiser to kill mould that has built up over months.

Reassembly and Cooling Test

Every part dries, the unit is reassembled, the technician runs it for 10 minutes to confirm cold-air output and no leaks.

Total time: 90 to 120 minutes per unit. Cost: RM150-RM250.

How to Choose Between the Two

Match the symptoms to the right service.

Choose Normal Service If

Your aircond was last cleaned within 6 months, the airflow is still strong, there is no bad smell, and you mostly want a maintenance check before the warm season.

Choose Chemical Wash If

It has been more than 12 months since the last clean, the unit smells musty when switched on, the airflow has visibly weakened, your TNB bill has crept up, or you have just moved into a previously rented home.

Edge Case: Brand-New Tenant

If you are renting in Cheras or Subang Jaya and the previous tenant left, always go straight to a chemical wash. You do not know what they bred inside that coil.

Real Malaysian Pricing 2026

Quick reference for honest market rates.

Wall-Mounted Split (1.0HP to 2.0HP)

Normal service: RM60-RM90. Chemical wash: RM150-RM200.

Wall-Mounted Split (2.5HP and Above)

Normal service: RM90-RM120. Chemical wash: RM200-RM280.

Cassette or Ceiling Unit

Normal service: RM150-RM200. Chemical wash: RM350-RM500. These are heavier, take longer and need ladder access.

Daikin Inverter or Premium Inverter

Same labour rate, but the chemical wash should be acidic or pH-neutral to protect the aluminium fins. Avoid contractors who use generic foam on inverters.

Red Flags From Cheap Contractors

A RM50 chemical wash on Mudah is not real.

No Waterproof Bag Hung Up

If the technician sprays without a containment bag, the foam runs down your wall, paint and skirting. Real chemical wash requires the bag.

Blower Fan Not Removed

If the cylindrical fan stays inside the unit, the wash is half done. Demand to see the fan come out.

30-Minute Chemical Wash

A real wash takes 90+ minutes per unit. Anyone done in 30 minutes did a glorified filter rinse.

No Cooling Test Before Leaving

The technician should run the unit for at least 10 minutes and let you feel the discharge temperature before he packs up.

For peace of mind, the Encik Beku service team walks you through every step on the spot. No upsell, no rush.

Conclusion

Normal service is the toothbrush. Chemical wash is the dentist's deep clean. You need the toothbrush every few months and the dentist once a year — same logic applies to your aircond.

Trust the symptoms, not the salesperson. If the unit smells, the airflow is weak, or it has been a year, book the chemical wash. Otherwise, normal service is the right call.
